Surrey is on track to become the largest city in the province, and its scale means genuinely different communities under one name.

Each town centre has its own character. City Centre around Surrey Central and SFU's campus is becoming a true downtown, Guildford and Fleetwood offer established family neighbourhoods, Cloverdale keeps a heritage and equestrian feel, and Newton is one of the region's most culturally rich areas.

South Surrey, closer to the US border and the ocean, is known for newer master planned communities, golf and larger lots, and tends to command higher prices than the city's northern reaches.

For buyers priced out of areas closer to downtown Vancouver, Surrey frequently offers newer homes, more square footage and land, with rapid transit and highway expansion steadily improving connections.
