The Area
Saanich wraps around Victoria on three sides and is, by population, the largest municipality on Vancouver Island, home to the University of Victoria, Mount Douglas and miles of Peninsula farmland and coastline.
Gordon Head surrounds the University of Victoria with a mix of family homes and rental stock serving students and staff, while Cordova Bay's beach and golf course give the municipality's east side a resort-like feel along Haro Strait.
Uptown has grown into one of the region's busiest shopping and residential districts, blending mid-rise condos with big box retail, and Broadmead and Royal Oak offer established, leafy neighbourhoods further north toward the airport corridor.
Mount Douglas, known locally by its Indigenous name PKOLS, and Swan Lake's nature sanctuary give Saanich substantial protected green space within a short drive of nearly every neighbourhood, and the municipality's size means genuine variety, from waterfront estates to attainable starter homes.
